Living in Curaçao: Residency, Real Estate & Business
Curaçao is an autonomous country within the Kingdom of the Netherlands with its own admission rules. We help you understand residence options, buy a home with care and explore business opportunities — using official sources, not promises.

Residence Overview
Curaçao offers several admission categories, each with its own conditions. The Toelatingsorganisatie (TO) still publishes the 2014 investor scheme with three tiers, but its policy change effective 1 April 2026 generally limits permits to up to three years, sets continuity rules for existing holders and reserves an indefinite permit for investments of more than XCG 1,500,000. Treat the older tiers as a historical reference and confirm the terms that apply to your application.

Residency Programs
Residence Benefits
- Dutch-rooted legal system and familiar contract practice for Dutch-speaking buyers
- Multilingual environment: Papiamentu, Dutch, English and Spanish
- Several permit categories for investors, retirees and seasonal residents
- Separate declaration route for qualifying Netherlands nationals
Path to Citizenship in Curaçao
Curaçao does not offer citizenship by investment, and a Curaçao permit is not a route to buy Dutch or EU citizenship. Naturalisation into Dutch nationality is a separate, case-by-case procedure under Kingdom law with its own residence and integration requirements.
Requirements
- A valid passport and the permit-specific application form
- Proof of sufficient means, health insurance and accommodation as required by the category
- Certificate of good conduct and legalised civil documents where requested
- Payment of the published application fee for the chosen category
- Evidence of the investment, pension or business basis on which the permit is requested
Official sources
Buying real estate or a business does not automatically grant a residence permit. Eligibility depends on your nationality, the permit category and the authority's decision.
Immigration rules change. Always confirm the current, application-specific terms with the competent authority or a licensed local adviser before you act.
