Venezuela: Real Estate & Business for Early Movers

An exploratory market for US and European early-mover investors. We introduce Caracas, Lechería and Isla de Margarita and the due diligence every deal needs. No listings, return promises or sanctions clearance.

    Venezuela real estate

Interest is focused on the capital and on coastal areas. Before you consider any purchase, you need verified title, a clear seller and a lawful payment route.

    Areas investors research

These are introductions to areas, not current inventory.

    Caracas

The capital and the country's main business, diplomatic and service centre. Investors research established residential districts and commercial space, where the condition of buildings and services varies widely.

    Lechería

A coastal city in Anzoátegui with marinas and waterfront residential areas. It is often considered for second homes and residential projects, so check the building, its utilities and the seller's documents.

    Isla de Margarita

An island in Nueva Esparta with a long history of tourism. Hospitality and residential property attract interest, but access, connectivity and demand need careful, current assessment.

    Real estate due diligence

    • Title history at the competent registry, plus liens, mortgages and encumbrances
    • Seller identity, authority to sell and beneficial ownership
    • Sanctions screening of every party, intermediary and bank involved
    • A lawful, documented payment route and source of funds
    • Building condition, utilities, permits and condominium obligations
    • Taxes, fees and exit or resale constraints, reviewed by local counsel

    Opportunities on enquiry

We publish no Venezuelan properties. Tell us what you are exploring. If and when a verified opportunity passes initial screening, we will share it privately.

    Sanctions and legal-risk notice

The United States has not fully lifted its Venezuela sanctions. OFAC administers a Venezuela-related sanctions program. A specific general license covers only the activities it names and does not authorize unrelated investments or payments.

The EU and the UK also maintain Venezuela restrictive-measures regimes, including asset freezes on designated persons. Always check the current lists.

Whether a deal is permitted depends on the people, entities, banks, goods and payment routes involved. It does not depend on the location alone. Every transaction needs its own legal review before you commit.

    Official sources

This page is general editorial information. It is not legal, tax or investment advice, a sanctions clearance or an offer. Returns are not guaranteed, and you could lose capital.
