Living in El Salvador: Residency, Real Estate & Business

El Salvador is the smallest country in Central America, with a dollarised economy and a Pacific coastline that draws surfers and investors alike. We explain the official residence categories, support careful property searches and help you evaluate business opportunities.

    Residence Overview

The Dirección General de Migración y Extranjería lists temporary residence categories, including F4 temporary investor, F5 business person, F7 pensioner, F8 rentista and F11 shareholder. According to the authority's own explanation, each requires category-specific documents, a formal filing and payment, and approval remains conditional. We do not publish minimum amounts that the authority has not set out for your case.

Path to Citizenship in El Salvador

El Salvador does not offer citizenship by investment. Naturalisation is a separate, case-by-case process under Salvadoran law and is not a feature of any residence category described here.

      Requirements

      • Valid passport and the application for the specific residence category
      • Category-specific supporting documents (e.g. investment, pension, income or shareholding evidence)
      • Criminal-record certificates and apostilled or legalised civil documents as requested
      • Payment of the applicable government fees

      Official sources

Buying real estate or a business does not automatically grant a residence permit. Eligibility depends on your nationality, the permit category and the authority's decision.

Immigration rules change. Always confirm the current, application-specific terms with the competent authority or a licensed local adviser before you act.
